Location
It is always easier to rent out apartments, which area centrally located and close to an U- or S-Bahn station than object which are far away from the city center.
Although it is a bit difficult to say that certain areas are okay, and others are not, here is a list of areas with are the most popular with our customers.
- Prenzlauer Berg
- Mitte
- Kreuzberg
- Friedrichshain
- Charlottenburg
- Tiergarten (near Regierungsviertel)
Good residential areas like Steglitz, Pankow, Zehlendorf or Köpenick are not as suitable for short or medium term furnished rentals.
Size
For most tenants, location and furnishing of the apartment are more important than the size of the flat. It is easiest to rent out a 1-2 room apartment (please note, Germans count the total number of rooms, apart from the kitchen, not bedrooms)
2-room flats should not have more than ca 60 m². If the object has 70-80 m², 3 rooms would be better - bedroom, living room and study with additional sleeping sofa.
In old buidings, you often find apartments with intersecting rooms, where you have to pass one room to get to the other, which is not accessible from the hall. It is not impossible to rent out such an object, but if you have the choice, it is better to buy something else.
This is very general information, of course. When buying a property, you should know the city, because even in popular districts, there are some unpopular areas and vice versa.
And if you buy an apartment in Berlin, the price you pay is also a very important criteria, and if you manage to get a property which is not quite ideal at a very good price, it could also be a profitable investment.
